To Build or Not to Build

Strategic Positioning

The Strategic Positioning process begins with submitting a questionnaire to the owner’s leadership team to assist in the collection of statistical information (worship & education attendance, existing facility capacities, and financial revenues & expense, etc.). We use that data to explore multiple “what if” scenarios. Through scenario analysis modeling, solutions are developed to balance the owner’s needs within the context of time and funding.

Throughout the process, a variety of variables are created and modified in order to evaluate cause and effect relationships within various scenarios. These variables include:

Planning

Attendance Growth Rates

Education Demographics

Education Distribution across Multiple Services

Adding Additional Worship Services

Programming

Education Capacities for each Demographic

Worship Center Seating Capacity

Parking Requirements

Phasing

Design, Construction, & Fundraising Time-frames

Time-Value of Money (Construction Inflation)

Funding

Growth Rate of future Revenues

Distribution of Financial Expenses

Project Cost (Hard, Soft, & Developmental Cost)

A Guide for Future Generations

DEFINE …Determine where you want to go.

Develop program based on needs and goals for each ministry area

DESIGN …Solve how best to get there.

Create space-by-space Square Foot Analysis

Develop multiple concepts

Explore expansion potential & phasing methods

Determine phasing, costs, and schedules

DELIVER …Communicate and present the Master Plan.
